- Description: The most common DTV refusal is not a criminal record or a weak employment letter. It is someone opening a savings account in August and applying in November.

I sit in Chiang Mai and I get asked about the DTV constantly. Most of the people asking have already tried to apply, or are about to, and the same two mistakes keep coming up. Neither of them is about criminal records or employment letters.

So let me get the rules down, then the two mistakes, then the arithmetic nobody does.

## What the DTV actually is

Launched in July 2024 to replace the old Tourist [Retirement Visa](https://easythailandvisa.com/thai-retirement-visa-is-it-worth-it/). A five-year multiple-entry visa, 180 days per entry, extendable once per entry by a further 180 for 1,900 baht, which gives you up to 360 continuous days before you have to leave and come back.

It is built for three groups. Remote workers and freelancers earning from outside Thailand. People here for a Thai soft-power activity — Muay Thai at an accredited camp, culinary school, sports training, a seminar, medical treatment. And their dependants, who apply after the main holder is approved.

## What it costs, properly

Government fee is 10,000 baht, but each embassy sets its own in local currency. From the schedules I have checked: 400 US dollars in Washington, 300 pounds in London, 350 euro in Budapest, 500 Singapore dollars, 340 in Ho Chi Minh City. The 1,900 baht extension is separate and standard.

Then the part that is not on anyone's fee list: the police clearance certificate. Most countries take between one week and three months and charge between 20 and 150 dollars. Book it first. It is the long pole and everything else can be done in a week.

Then [health insurance](https://easythailandvisa.com/thailand-health-insurance-long-stay/), which most posts require and which the DTV application wants proof of for stays beyond a certain length. Budget 30,000 baht a year for someone in their thirties; it goes up sharply with age.

## Mistake one: the money has to be boring

You need 500,000 baht — roughly 15,000 dollars — in an account in your own name. It is not about having the money on the day you apply. It is about the account having *had* the money, consistently, for at least three months, with six months of statements.

The single most common refusal I hear about is exactly this: someone opens an account in August, transfers savings in October, applies in November, and attaches a statement showing one tidy 500,000 deposit and nothing else. Consulates read that as a financed balance, not a savings balance, and reject it.

Put the money in now. Leave it. Let the statement show three months of ordinary life going out of the account while the money stays.

One more thing: there is no published requirement to keep the balance frozen for five years, but immigration does ask for a current statement when you apply for the 180-day extension. Keep it liquid and available rather than locked away.

## Mistake two: the category has to match the evidence

Remote work needs proof you are actually paid from outside Thailand: a contract, or invoices, or bank statements showing inbound payments. A Muay Thai applicant needs a confirmed enrolment from an accredited camp, and camps that are not on the approved list will cost you the fee. A medical applicant needs a registered provider.

And the category that catches people out: **Thai language courses no longer qualify.** They were moved out of the soft-power list and language students are directed to the ED [student visa](https://easythailandvisa.com/thailand-education-visa-student-visa-ed/). If your plan was six months studying Thai on a DTV, that door is shut.

## What changed in August 2026 that will catch you out

Two things, and they are not in any of the guides that predate them.

**You must apply from your own country.** Since 31 August, Thai embassies accept DTV applications only from nationals or permanent legal residents of the country they cover. Third-country processing is gone. Vientiane, Savannakhet and the other regional posts that used to handle regional applicants no longer do. Apply where you are from, or where you hold formal residence.

**A police clearance certificate is now mandatory**, issued within six months of your application. In the UK that is an ACRO certificate.

You also still cannot convert a tourist visa or a visa-free stay into a DTV inside Thailand. It is an outside-the-country application, every time.

## What you cannot do on it

There is no Thai [work permit](https://easythailandvisa.com/thai-work-permit-reserved-jobs/) and none is available under the DTV. You can work remotely for a foreign employer or a foreign client. You cannot take work from a Thai company, you cannot be employed by one, and you should read that as including local freelance clients.

Stay under 180 days in a calendar year and you do not become a Thai tax resident. The visa makes it easy to cross that line, because two 180-day entries in one year passes it without you ever holding a single 180-day stamp. It is counted cumulatively.

## Is it worth it, honestly?

For a remote worker with about 500,000 baht saved and a real overseas income, yes, and it is not close. Five years of access for the price of three weeks in a Thai guesthouse.

For someone whose plan is to stay three months a year, no. The paperwork and the 180-day tax line are not worth it, and the 30-day exemption plus one extension still gives you 60.

For someone who does not qualify, the honest answer is that you do not need a lawyer, you need a clearer category and an older bank statement. That is most of what I see.

**Do not pay anyone to apply for you.** There is no expedite tier at any Thai embassy. The process is the same whether you do it yourself or not, and agents charging a service fee are selling a queue that does not exist. Apply direct at [thaievisa.go.th](https://thaievisa.go.th/?ref=easythailandvisa.com).
